  I am so completely appalled at the unethical management of the King Arthur Mobile Estates under J&H Asset Property Management Inc. My attorneys will be in contact VERY soon. First of all I have done extensive research on the laws and tenant rights in regards to living at a Mobile Home Park prior to my mother moving in and signing an agreement. The woman who runs the place is constantly giving inconsistent information with complete disregard to these laws.
  
  My brother owned a mobile home and was selling in to my mother. I immediately called to confirm if a new deposit would be required, she said "No" fast forward to my mother applying to live at the site and that fact changed... now $500 is due before moving in.
  
  Application gets run, they try telling my mother that she will be denied based on a very old and past CABLE bill. I call corporate to inquire about a rental criteria that would state someone 's application being denied because of the something of that nature... long behold my mother is suddenly approved.
  
  Now it is time to sign the lease agreement... the woman REFUSES to draw up anything short of a five year lease.... Civil Code 798.17 CLEARLY STATES " If the rental agreement in excess of 12 months' duration is entered into, then the last rental rate charged for the space under the previous rental agreement shall be the base rent..." thus making my mother pay what my brother previous was increased to rather than starting over again as a new tenant and owner... which she is.
  
  Furthermore Riverside Municipal Code Section 5.75.027 CLEARLY STATES "Pursuant to Riverside Municipal Code you are advised that you may not be entitled to rent stabilized (RENT CONTROL) program benefits under chapter 5.75 IF YOU ELECT A RENTAL AGREEMENT OF MORE THAN TWELVE MONTHS IN DURATION and that rental agreement meets the requirements of California Civil Code 798.17" clearly making my mother not eligible for these rights because "that's just the way we do things here" This woman even had tha audacity to tell my mother "you can just not sign and not move in here. Or you can agree and sign these terms as they are written"
  
  I am contacting corporate, Fair Housing and my attorneys first thing in the morning. Per California law she has 72 hours to refuse those terms. BEWARE!
